I've been doing personal investing with real estate for the past 9 years. I started out buying HUD foreclosure homes and fixing them up while I lived in them, then selling and moving on to another house. Eventually I was able to stay in the house I love and invest separately.
I've learned lessons about flipping, rental property management, and how to evaluate if a property is a good fit for my investment goals. I've learned that real estate isn't always the right investment, you have to be careful about the property you buy as well as making sure real estate will help you meet your goals.
